The call: first quarter 2028 holds through two thirds of the building
Domus Brickell Center holds 579 furnished residences across 35 stories at 1034 Southwest 2nd Avenue. North Development, the joint venture of Miami's Oak Capital and Peru's Edifica, broke ground on 10 September 2025. The Markets of Tomorrow tracker dates completion to early 2028. Sales opened in May 2024, and the tracker records more than half the building under contract by June 2026, twenty months before the doors open.
The first two thirds of the inventory carry a defensible demand case. The final 289 units carry the risk.
Two published pace figures and one reconciled rate
Bayview PACE published a Domus release on 7 October 2025. The release reports sales averaging 25 units a month through the summer of 2025. The tracker records more than 50 percent sold in June 2026.
Set the two figures side by side. A 25-unit month sustained from the May 2024 launch carries the tower past 600 contracts by June 2026. The tracker records 289.5. The summer pace runs at more than twice the rate the cumulative count implies.
Twenty-six months separate the launch from the June 2026 mark. Half of 579 is 289.5 residences, which puts the average across that span at 11.1 a month.
The close-out needs 13.8 contracts a month
Assume the June 2026 figure is exactly 50 percent. Then 289.5 residences remain unsold. Completion in the first quarter of 2028 leaves 21 months at most, and the close-out needs 13.8 sales a month.
That pace sits 2.7 units a month above the reconciled average. A sales program can lift output, and this one lifted in the summer of 2025. The open question is whether a second lift holds for 21 months while six neighbouring towers deliver on the same clock.
Where the pricing sits
The project site lists prices from $520,000. Studios run 400.3 to 492.9 square feet. One-bedrooms run 430.3 to 545.3 square feet, and the two-bedroom plans measure 833.8 and 975.2 square feet.
Divide the entry price across the smallest studio and it equals $1,299 a square foot. Divide it across the 975.2 square foot two-bedroom and it equals $533. The smallest plans carry the highest rate in the building, and the close-out sits in that inventory.
The nearest completed benchmark
Domus Brickell Park supplies the model's only published absorption record. The 171-unit, 12-story building at 1611 Southwest 2nd Avenue logged 120 closings in its first 60 days, which clears 70 percent of the building. North Development paid off the $70 million construction loan in April 2026.
The Park figure counts closings. The Center figure counts contracts. Both products convert because both arrive furnished with short-term rentals allowed.
Short-term rentals move the carrying cost
Every residence arrives furnished with short-term rentals allowed, built around North's FLATS model. At the Park, North Management runs daily operations and owners place a unit into the rental program through the Domus App. A buyer underwrites a second income line on a condominium purchase.
For the developer, the rental path supports presales. For an owner, it spreads the carrying cost across guest nights. Unsold inventory in the Center competes for the same nights.
The tracker page and the project site name no rental operator for 1034 Southwest 2nd Avenue. North Management runs the Park. A buyer should ask who runs the Center.
Six neighbours deliver inside one 24-month window
Six towers within two miles sit under construction, and all six complete between the fourth quarter of 2027 and the second quarter of 2028. JEM Private Residences lands in the fourth quarter of 2027 at 1.4 miles. Meliá Residences Miami follows in 2027 at 0.1 miles. Mercedes-Benz Places, One Twenty Brickell Residences and One Twenty Brickell Signature Residences complete in 2028 at under a quarter mile. Waldorf Astoria Residences Miami completes in the second quarter of 2028 at 1.1 miles.
Four more sit announced for 2029 through 2031: Summit Brickell, House of Wellness Brickell, B Residences Miami and Delano Residences Miami.
The tracker counts 87 projects across Miami and 32,680 residences and keys. That total sums for-sale homes and hotel keys with no published split, so read it as a construction count.
Three readings that end the case
A quarter below 11 contracts a month puts the schedule at risk. A widening gap between the entry price and the prices buyers accept shows the small-plan premium has reached its limit. A delivery slip past the first quarter of 2028 pushes the Center into the window shared by the six towers above.
The capital structure closes one question. The $220 million package splits into $180 million of C-PACE from Bayview PACE and $40 million from Core Capital. C-PACE repays through a property tax assessment. No document reviewed here divides that assessment across 579 units, so the carrying cost of a single residence stays unpublished.
The call on the date
The first quarter of 2028 is defensible. Presales cleared half the building twenty months out, the sister tower converted 70 percent of its homes in 60 days, and the capital is closed.
The final 289 units need 13.8 contracts a month against a reconciled 11.1. That gap is small enough to close and wide enough to monitor. Watch the quarterly contract count, the rental operator for the building, and the delivery calendar of the six neighbours.
