Whether 362 Furnished Homes Belong in the Room Count

LOFTY Brickell sells 362 homes designed and licensed for short-term rental inside a market that counts 3,019 hotel keys. The definition decides what an owner or a procurement lead negotiates against.

LOFTY Brickell sells nights. The 362 homes at 99 Southwest 7th Street arrive furnished and designed and licensed for short-term rental. Completion is due in August 2027. The question for an owner, an asset manager or a procurement lead is whether that inventory belongs inside the destination's counted room supply, and what moves once it does.

What the developer published

Florida YIMBY reported in February 2023 that the tower "will contain 362 fully equipped and furnished homes designed and licensed specifically for short-term rentals". The residences run from 446 to 986 square feet across studios, one-bedroom and two-bedroom plans, with penthouses and low-rise penthouses.

The same publication reported in June 2026 that the tower holds 362 fully furnished studio, one-bedroom and two-bedroom residences, with interiors by INC Architecture & Design.

A furnished unit licensed for short stays sells room-nights. Both products chase the same guest.

The counts a reader can open

The Miami market page publishes 85 projects and 32,652 units in the pipeline, with a median projected price of $1,850 a square foot. Its by-the-numbers block reads 8,622 residential units across the 13 projects with unit data, and 3,019 hotel keys across the tracked hotels.

Put LOFTY against the hotel figure. 362 of 3,019 is 12.0 percent.

The pair on one site

The Standard Residences, Brickell, sits on the same riverfront site at 46 stories and 422 residences, all fully furnished with interiors by GOODRICH. The two towers hold 784 furnished homes inside a walk of each other.

Against 3,019 hotel keys, 784 is 26.0 percent. Two buildings on one parcel reach a quarter of the counted hotel supply.

Miami's market page also puts Brickell at 19 tracked projects. Every one of them that delivers furnished and unrestricted adds to the same block.

What the denominator does to a negotiation

A room count is a denominator. Occupancy divides nights sold by available nights, and available nights come from the room count.

An owner who reads strong occupancy against a base that omits the homes next door carries that reading into a management agreement. The reading supports a rate increase. The increase then meets competing supply the owner never counted.

The same omission reads the other way in a soft month. A market that looks oversupplied on the counted base carries more supply once the furnished block enters the calculation.

The cost sits in the association

Short-let occupancy spreads a building's amenity cost across a rotating guest list. LOFTY runs about 40,000 square feet of amenities: a private marina, a resort-style pool deck, a fitness center, spa facilities, an indoor cigar lounge and co-working spaces.

Housekeeping frequency rises. Insurance on a unit that takes transient guests costs more than insurance on a residence. Furniture turns over faster. A hotel operating statement carries no line for any of the three, so a comparison between the products needs an adjustment no published report makes.

The terms that decide the competition

A declaration can set a minimum stay, a registration requirement and a cap on lets a year. Those three terms decide whether a furnished unit competes with a hotel on a Tuesday night or takes only weekly stays.

No source publishes a rental manager, a minimum stay, a maximum stay or a rate for the 362 homes. The permission appears in the developer's own release. The operating detail appears in none.

What an owner holds

The defensible position is a block of nightly-capable inventory with an unmeasured operating profile. A reader cannot count 362 homes as hotel rooms on the strength of a marketing phrase, and a reader cannot dismiss them either.

Three moves follow. Track the 784 homes as a nightly-capable block and review the figure each quarter. Ask the city's lodging inventory for its stated treatment of furnished residential units. Price against the block for the dates it competes on, which start after the closings that follow delivery.

The first measurable year

The towers deliver in August 2027. A buyer needs a closing before a unit can be let, so the first full calendar year of nightly competition starts in 2028 and the room-supply question becomes measurable in that year's occupancy data.
