Baccarat Residences Miami carries a 2025 completion in its March 2023 announcement. The project page now reads early 2028, verified on 23 October 2026. A dated floor count explains the move.
The Record Dates Every Step
Related Group and GTIS Partners announced the tower on 22 March 2023. Ground breaking followed in October 2023. Bank OZK closed a $328 million construction loan in March 2024, arranged by Berkadia. Ceco Concrete Construction placed the mat in August 2024: more than 10,000 cubic yards of concrete and 1,500 tons of rebar in a continuous 30-hour pour.
Decking reached the 40th floor on 13 March 2026. The tower carries 75 floors and 360 residences, with design by Arquitectonica, interiors by Meyer Davis, landscape by Enzo Enea and John Moriarty & Associates of Florida as contractor. The building rises about 835 feet at 99 SE 5th Street, at the mouth of the Miami River.
The page lists no master permit date and no certificate of occupancy.
Forty Floors in Thirty Months
October 2023 to 13 March 2026 is 894 days, or 29.4 months. Forty floors across that span is 1.36 floors a month, and 40 of 75 is 53 percent of the height.
The Pace a 2025 Finish Needed
A fall 2025 completion from an October 2023 ground breaking gives 24 months for 75 floors and the fit-out behind them. The floors alone required 3.12 a month. The measured pace is 43 percent of that figure.
Where the Remaining Floors Land
Thirty-five floors remain. At 1.36 a month they take 25.7 months, which puts the 75th floor near May 2028.
Early 2028 needs those 35 floors inside 22 months, counted from the March 2026 decking to January 2028. That is 1.59 floors a month, before the crown, the remaining glazing and the fit-out of 360 homes.
The site has run 1.36. The stated date needs 1.59.
The Money Sat Behind the Start
The loan closed five months after the ground breaking. The financing did not open the schedule, and it does not explain the slip. The pace does.
What the District Counts
The market page, updated 25 October 2026, tracks 85 projects and 32,652 units across Miami. It lists 2028 as the peak delivery year with 19 projects and 7,841 units, which is 24.0 percent of the tracked units. Baccarat delivers into that year at its current date.
The Date to Hold in a Contract
A completion year published at announcement carries no schedule weight on this record. Hold a delivery date when three items exist: a dated floor count, a permit or inspection record at the same date, and an arithmetic check that the remaining floors fit before the date at the published pace.
On this tower the check reads 35 floors at 1.59 a month to reach January 2028, against a measured 1.36. A contract date of early 2028 needs a floor count each quarter to stay honest.
