1428 Brickell prices service and address at $4.4M and up

Ytech's 70-story tower at 1428 Brickell Avenue holds 195 residences from $4.4 million, an assigned estate manager per home and a solar facade that generates up to 175,000 kWh a year for common areas.

The tower in the record

The Residences at 1428 Brickell is an 861-foot, 70-story tower with 195 condominium residences at 1428 Brickell Avenue. Arquitectonica designed the building and ACPV Architects handled the interiors. Coastal Construction leads construction, with Capform pouring the concrete. Ytech reported the tower at Level 25 in a LinkedIn post, and Florida YIMBY dated that progress report to 3 September 2026. Completion is anticipated in late 2028.

Ytech closed $565 million of construction financing in November 2025. J.P. Morgan is the senior lender, Sculptor Real Estate the junior, and JLL Capital Markets arranged the loan. The tower stood more than 60 percent sold at that announcement.

The price a buyer meets

Two price records exist for the same 1,800 to 4,000 square feet. The November 2024 groundbreaking release quoted $3 million to $7 million. The November 2025 financing report quoted $4.4 million to $10 million across the 195 residences.

The Lower Penthouse Collection runs 4,000 to 7,000 square feet at $10 million to $20 million. Two upper penthouses carry $60 million each. A purchaser at the sales gallery on Brickell Avenue meets the 2025 ladder.

The solar backbone and its published output

The west elevation carries about 500 photovoltaic windows across nearly 20,000 square feet, a system Ytech calls the Solar Backbone. It is designed to generate up to 175,000 kilowatt-hours a year for the building's common areas, an estimated 4,700 tons of CO2 and 3,000 barrels of oil a year. The 2024 release describes the building as the first high-rise partially powered by solar energy.

Neither release states a cost premium for the glazing, a cell efficiency rating or a metered output figure against the projection.

The service programme

Each residence carries an assigned estate manager for housekeeping, child and pet care, mail storage and in-unit deliveries. A wellness concierge arranges personal training, spa treatments and nutritional coaching. The porte-cochere runs 24-hour valet, porter and guard service. The Owner's Club holds curated food and beverage service, an on-site sommelier and event planning.

Amenity space exceeds 80,000 square feet across the top three floors, roughly 850 feet above the street. The list runs to three pools with one crowning the tower, a 10,000-square-foot gym with weight, HIIT and indoor-outdoor yoga areas, a two-story wine and art lounge, office suites, a private dining room with a custom Vaselli kitchen, a juice and wellness bar, a spa with aquatic therapy, a children's recreation centre and furnished guest suites.

What the file leaves open

Four items sit outside the published record: a staffing count, a service charge, an operating budget and a metered output figure for the solar system. The construction record adds no absorption study, no count of competing supply on the same avenue and no rental projection.

Ytech's own news page stamps the groundbreaking item 14 November 2024. Three Miami outlets carried the groundbreaking on 13 November 2024.

Three tests for the handover

The first test is delivery. A certificate of occupancy inside the stated window keeps the late-2028 schedule on the record.

The second test is service at a stated price. A staffed estate-manager programme with a published service charge converts the amenity list into an operating building.

The third test is resale. A second purchaser paying the 2025 band for a home contracted at the 2024 band gives the next buyer a public figure to read.
