Eighty-Five Projects in the Miami Pipeline
Markets of Tomorrow lists 85 projects and 32,648 units in its Miami pipeline, dated 24 October 2026, with a modelled median of $1,850 per square foot. Four Brickell entries carry a full record on the page, and each publishes a residence count.
Mercedes-Benz Places holds 791 residences across 67 floors, with a 2024 start and a 2028 completion. The Residences at Mandarin Oriental, Miami holds 326 residences across 66 floors, a 2026 start and a 2030 completion, filed under Brickell Key. 1040 S Miami holds 250 residences across 80 floors and publishes no start year and no completion year. Meliáa Residences Miami holds 110 residences across 8 floors, broke ground in May 2025 and targets 2027.
The four total 1,477 residences. Two carry a hospitality brand, one carries a car marque and one carries no brand.
The Key Count Arrives as One Number
The page reports 3,019 hotel keys across the hotels it tracks, beside 8,622 residential units across the 13 projects that carry unit data. Per-project key counts appear nowhere on the record, so a reader can tie a tower to a residence count and to nothing else.
Status counts read 15 tracked developments: 7 under construction, 1 breaking ground, 6 announced and 1 recently opened. Those counts run on projects.
The Delivery Ladder by Year
11 projects and 1,627 units open in 2027. 19 projects and 7,841 units open in 2028. 11 projects and 2,705 units open in 2029, and 11 projects and 4,861 units open from 2030 onward.
The ladder counts units against years. It carries no split between homes and rooms, so a year's total covers both.
Nineteen of Eighty-Five Projects in One District
Brickell holds 19 of the 85 projects, 22.4 percent of the project count. The page publishes no per-district unit total, so district exposure by unit does not compute from this record.
The featured set carries the arithmetic that does hold: four entries, 1,477 residences, and three of the four delivering in 2027, 2028 and 2030. 1040 S Miami publishes no delivery year.
The Meliáa Record
Meliáa Residences Miami is the smallest of the four at 110 residences, at 1120 SW 3rd Avenue on the western edge of Brickell. The record files it as a condo-hotel, describes studios to one-bedroom homes of 321 to 539 square feet delivered furnished, and carries the line "A Meliá hotel" in the project description.
The developer list reads Urban Network Capital Group, Meliá Hotels & Resorts and Concepto Capital Group, with a $30 million construction loan arranged by Concord Summit Capital. The project broke ground in May 2025 as Visions at Brickell Station, topped out on 21 May 2026 and targets a 2027 opening, with LEED Silver certification in pursuit.
The developer's brochure lists 15 guest services and 11 wellness components against the building. No management company, rental programme, occupancy figure or staff headcount appears on the record or in the brochure.
The Service Standard a Later Operator Inherits
The amenity list carries hotel services, a pool, a restaurant and a spa. Whoever runs rooms at that address later answers to the list, and the list is the part of the record a procurement file can use today.
The page prices the pipeline at a modelled median of $1,850 per square foot and labels the figure a median, so it prices no single unit.
Four Records That Would Change the Reading
A key count against any of the four Brickell entries. An operator named at delivery. An opening date for a hotel component. A per-district unit total from the tracker. Any one of the four puts a branded residence into the room column.
The record as it stands: 19 pipeline projects in Brickell, four featured entries, 1,477 residences between them, and 3,019 keys reported for the city without a split.
