The record Phase One left
Mission Rock covers 28 acres on the San Francisco waterfront. Mission Rock Partners is a public-private partnership between Tishman Speyer, the San Francisco Giants and the Port of San Francisco. Its first phase is complete.
Four buildings and one park carry that completion. Studio Gang designed Verde, the last of the four, and its project record dates the building Completed 2024. The Canyon opened in June 2023 on an MVRDV design. Henning Larsen and WORKac designed the two office buildings. China Basin Park covers five acres on a SCAPE design and opened in April 2024.
Studio Gang named the other three practices and led the cohort on one set of design principles covering ecology, materiality and the public realm. One process carried four buildings and one park.
The numbers in the file
Studio Gang counts the new neighborhood at more than 500 new homes and 600,000 square feet of retail and office space. Verde alone holds 287,000 square feet across 23 storeys and 254 units. Fifty-nine of those units are designated for middle-income households at below-market rents.
Two district systems serve the buildings. The site sits five feet above its original grade for storm surge and sea level rise. A District Energy Plant supplies hot and cold water, and the tower reuses greywater for irrigation and non-potable demand.
The schedule the file leaves open
Studio Gang states that the district will be built out in several phases and that its cohort's design principles guide them. The pages read publish no parcel schedule, no start or completion date for a building after the first phase and no capital stack behind one.
A procurement team pricing work on the next parcels holds the first phase's record and the district's entitlement. It holds no date to plan around.
The position the middle phase supports
The first phase answers whether the partnership can deliver four buildings and a park on 28 acres of Port land. It has delivered them.
The parcel after it answers a second question. The partnership can deliver to a published schedule, with the capital named parcel by parcel and the procurement route stated before the work starts.
Put the schedule request into the pre-qualification file. Ask for the parcel list with dates, the capital commitment per parcel and the procurement route for each. The record carries the first phase and the entitlement, and it carries neither the dates nor the money for the parcels after them.
