The Standard Residences Brickell holds 422 homes across 46 floors at One Brickell Riverfront. The project record dates delivery to August 2027 and names Newgard Group and Two Roads Development as developers, Arquitectonica as architect and GOODRICH for interiors. The record names no hotel company. Its brand line reads that the building extends "The Standard hotel brand's design-led, social approach to condo living".
The record carries $513 million of financing from One Brickell Riverfront, secured on 5 October 2025. The disclosed lender is 3650 Capital, with a $143 million mezzanine tranche and a $370 million senior tranche left undisclosed. The two One Brickell Riverfront towers share the loan.
Both towers topped out on 16 January 2026. G.T. McDonald Enterprises held the general contractor role. The architectural crown followed in June 2026.
The licence behind the name
Hyatt completed its purchase of Standard International on 1 October 2024. The announced portfolio carried 21 open hotels and more than 30 future properties across The Standard, Bunkhouse Hotels, Peri Hotels, The StandardX and The Manner. The price was $150 million, with up to $185 million more as properties join.
Those counts measure hotel rooms. A residential licence sits outside them. Hyatt adds a branded address in Brickell and adds no room to its system. The developer adds a name that supports price.
The amenity list in hotel language
The record lists a rooftop pool deck, The Standard Club Lounge and Cafe, coworking spaces, a tenth-floor spa with hammam, saunas and cold plunge, a bowling alley, a screening room, a pet spa and signature dining venues.
The same record publishes no operator for any of them. It carries no management agreement and no service-charge schedule. A buyer can price the amenity. The service behind it has no published owner.
What the market page adds
The Miami tracker counts 85 projects and 32,652 units, with Brickell holding 19 of them. The 2027 bucket holds 11 projects and 1,627 units. The by-the-numbers block counts 8,622 units across 13 projects with unit data and 3,019 hotel keys. Both market pages carried an update stamp of 26 October 2026 at this read.
The tracker's comparable set places LOFTY Brickell under 0.1 mile away, One Twenty Brickell Residences and Bugatti Residences Miami under 0.1 mile, Faena Residences Miami and Summit Brickell at 0.2 mile, and Waldorf Astoria Residences Miami and Delano Residences Miami at 0.8 mile.
Who books three to ten nights
Brickell hotel demand includes law firms, consultancies and project teams booking several nights at a time. A furnished two-bedroom with a club lounge, a coworking floor and a riverfront address serves that traveller. The two towers place 784 homes on one site once both deliver.
Those homes enter the same submarket as the hotels in the tracker's comparable set. A consultant who books a furnished unit for a week is a room night the hotel beside it does not sell.
Five questions for the file
Who staffs the club lounge and cafe, and on what hours. Who operates the spa, and whether the public books it. Whether the lobby holds a front desk with a named manager. Whether a rental programme exists and who runs it. What the association fee covers.
Each answer sits with the developer or the condominium association. None of them sits in the project record.
The claim the record supports
The Standard sold its design language and its service vocabulary into a condominium, and Hyatt collected the licence. The operator question stays open until a contract, a management agreement or an association document answers it.
