Does a college arts venue move hotel metrics?

A 600-seat hall and two smaller rooms open on the Ocean Campus in fall 2028. The room-night count that would justify a forecast entry sits in no published document.

The question behind a rate decision

A performing arts center opens on Frida Kahlo Way in the fall of 2028. The building holds three performance rooms behind one street frontage at the edge of a residential district. A hotelier downtown has to decide whether that building belongs in a demand forecast.

The decision rests on one quantity, and no document in this file publishes it: the number of room nights the building causes.

The case that the venue adds nights

The college describes a public building. Its release makes the lobby the permanent home of the Pan American Unity mural and calls the centre a cultural destination for residents and visitors.

The 600-seat performance hall gives the college a house it has not held. The institution's own release ties the building to its performing arts programmes across several disciplines.

A 600-seat house that sells out moves 600 people to one address on one night. The room nights that follow depend on how far those people travel, and no published document states how far they travel.

The case that the nights move

The mural draws a daytime visitor. The college's release records the fresco at SFMOMA through early 2024 and in storage since, awaiting its return. It measures 74 feet wide by 22 feet tall. A visitor who comes for a 74-foot fresco arrives in daylight and leaves before the evening.

The building also sits inside a district with existing trade of its own. A night it generates is sold at an address that already serves that district.

Where the nearest bed sits

The open map data gives a thin ring. Measured from the campus centroid at 37.7258089, -122.4503853, the nearest bed of any kind is Mission Inn San Francisco, a motel 1,645 metres away on a straight line. Alpine Inn follows at 2,985 metres, Noe's Nest at 3,731 metres, Royal Palace Inn Motel at 3,887 metres.

The nearest record carrying a hotel tag is Hotel Castro at 4,083 metres. Crystal Hotel sits at 4,098 metres, Hampton at 4,303 metres, Mylo Hotel at 4,305 metres, El Capitan Hotel at 4,638 metres, Mirage Inn & Suites at 4,707 metres, Ocean Park Motel at 4,857 metres.

Eleven properties, and no full-service hotel inside four kilometres. Treat the count as a floor, because open map tagging is incomplete. The distribution carries the argument. The building's nearest bed is a motel a mile away, and a downtown property measuring this venue is measuring it from outside its own catchment.

A term calendar and a leisure season

The college runs on an academic calendar, and the building is designed around teaching. Its first full academic year begins in 2028-29.

The weight falls here. A venue that books through the summer adds nights in weeks when the campus is empty. A venue that goes dark in summer adds them in weeks the campus calendar already fills.

No document publishes either schedule. That silence is the largest single unknown in the forecast.

The two numbers to request

Two numbers turn this question into arithmetic. Ask the ticket system for the share of tickets sold to buyers outside a defined radius, 50 kilometres for example. Ask the venue for a post-show survey that records the share of those buyers who slept in a hotel that night.

Multiply the two. The product is a causal room-night count, and it is the only figure that justifies a forecast entry. Ask for it at the first annual report, and ask which radius the venue used.

What 850 seats promise on a Tuesday

The college's programme totals 850 seats across three rooms. The contractor's release lists 721 across two and names no studio theater.

The small rooms carry the midweek. A 150-seat studio and a 100-seat recital hall fill with the audiences a music and drama department generates from its own student body. Those audiences are local. Their evenings end at a campus address they reach from the City College light rail stop 320 metres away or the Balboa Park platform 637 metres away.

The test before the first rate move

A rate move justified by a venue needs the room-night product and one full calendar of actual data. Fall 2028 delivers the building. 2029 delivers the first comparable year.

A hotelier who credits the venue before that year is crediting a correlation to a building. The three rooms and the distances are published. The attribution is not.

What the record settles

Four facts are settled. The construction contract is approximately $155 million. Completion is anticipated in fall 2028. The largest room seats 600. The nearest bed sits 1,645 metres from the campus centroid, and no full-service hotel sits inside four kilometres.

The room-night count the building causes stays open. That is the number to request, and it is the number a forecast should wait for.
