Two products in one building
A branded residence combines a hotel and a condominium in one building. The hotel trades under a luxury flag, and the condominium sells to a private buyer.
At 300 Biscayne Boulevard the combination carries 205 guest rooms and suites in the first three of nine cubes, with residences above them. The 27 August 2026 Florida YIMBY report puts the residential count at 387. The 2022 groundbreaking release put it at 360.
The tower runs 1,049 feet and 100 stories. Both releases call it the first supertall in Miami and the first in Florida. The hotel sits inside a building whose construction the residential sales funded.
The hotel side of the trade
Property Markets Group and Greybrook Realty Partners raised $668 million in construction financing from Bank OZK and Related Fund Management in 2024. They assembled Mohari Hospitality, S2 Development and Hilton on the project. John Moriarty & Associates and Capform poured 12,400 cubic yards of concrete across 31 continuous hours in June 2024.
Condominium sales return capital before the hotel opens. Room revenue arrives after it opens. At this address the residential tower has paid for the building that carries the flag.
Hilton Management Services holds the management contract. The 2022 release applies that contract to residents and guests in one sentence. Miami is the brand's first market in South Florida.
The buyer side of the trade
A buyer at this address purchases a condominium and a service standard. The 2022 release lists an owner-only lobby and lounge, a hospitality suite for chef tastings, a billiard room, a kids club and an elevated pool deck.
A custom mobile app reaches concierge service. The published menu covers dining reservations, 24/7 room service, spa and fitness treatments, house car reservations, valet access, package delivery and dog walking.
The guest stack runs across the property. Peacock Alley, a specialty restaurant, indoor and outdoor function space, meetings and boardrooms, a resort-style pool deck with private cabanas, and a wellness spa and fitness center serve guests and residents.
Waldorf Astoria dates its service lineage to 1931. The app menu is the published record of hotel labour reaching the residential floors.
The count that moved
The residence count rose from 360 in 2022 to 387 in 2026. The hotel count held at 205. Twenty-seven homes entered the programme and no hotel key left it.
387 homes against 205 keys is 1.9 per key. A larger residential share raises the revenue the condominium sales must produce, and it reduces the hotel's share of what the operator manages.
One operator over two standards
A single management contract over a hotel and a set of homes puts one company behind two standards. Paying guests see the hotel standard every night. Owners see the residential standard after they close.
Neither release publishes the service terms. No document states a residential service charge, a term length for the management contract, or an obligation that survives the sellout. The app menu shows hotel labour reaching the residential floors, and no source prices the arrangement in dollars or in years.
That gap carries a cost. A brand contract that binds an operator after the last residence sells needs a payer, and the file does not name one.
The date both sides inherit
Completion is anticipated in the second quarter of 2028, and that date covers the tower. No hotel-only opening date is published.
A hotel with no published opening date cannot hold group space against a calendar. An owner who takes a key in 2028 takes it into a building whose hotel may open later. Top-off is the only forward construction date in the record, and site signage advertises it for this winter.
Risk by party
The residence buyer carries the risk of a hotel that opens late. The developer carries the risk of a residential market that cools between contract and closing. The operator carries the risk of a service obligation with no published price.
The record resolves none of the three. It shows finance secured in 2024, a mat pour of 31 hours, roughly 25 levels added in six months and level 85 reached on 23 August 2026.
A verdict the record supports
Brand-led residences hold in Miami when the brand delivers operating labour a condominium board cannot buy on its own. At 300 Biscayne Boulevard the labour is named, itemised in an app menu and applied to residents and guests in one line of a first-party release.
Durability then rests on the contract that runs after the sellout. One operator over 205 keys and 387 homes works while the hotel trades, and the file stops short of the terms that keep it working.
The calendar adds a second condition. The model needs the hotel to open near the residences, and the published quarter covers the tower.
Both conditions are checkable, and neither is checked. The pairing has financed a 1,049-foot tower in Miami, and the terms that would make it durable remain off the record.
