The Position
The Midwest Multifamily Conference gives downtown Indianapolis one dependable room night and one conditional one. Thursday 15 October is the dependable night. The conference opens its registration desk at 7:30 a.m., which forces a Wednesday arrival for anyone travelling in. Friday 16 October is the conditional night. The published education day ends at 3:30 p.m. and one 6:00 p.m. dinner holds the evening. Every attendee room is released by Saturday morning.
Two Attendance Figures, Two Publishers
The Indiana Convention Center’s event page forecasts 950 attendees for a conference running Thursday 15 October to Friday 16 October 2026 in Hall H. The Indiana Apartment Association’s conference page states 3,000+ association attendees, 16 industry topics, 20 breakout sessions and 8+ hours of networking. The venue forecasts and the organiser counts, and each figure implies a different budget.
The venue’s own page counts 7,100 hotel rooms in downtown Indianapolis and 4,700 rooms connected to the convention center by skywalk.
What the Block Publishes
The association reserved rooms at the Indianapolis Marriott Downtown, 350 W. Maryland St., and set the discounted-rate deadline at 14 September 2026. No rate appears on any association page.
The Passkey housing site behind the booking link now reads “WEBSITE IS NOW CLOSED” and routes guests to the hotel directly at 317-822-3500. Its header states a stay window of 14 to 16 October against a programme that runs 15 to 16 October. That window puts the Wednesday night in play in front of the Thursday desk.
The Contracts Beside It
Three neighbouring October meetings publish terms this block withholds. The Marriott Downtown Indianapolis lists USD 229 a night as the host hotel of Metal Treating Institute Furnaces North America, with a booking deadline of 25 September. The Crowne Plaza Downtown Union Station lists USD 214 a night with its reduced-rate cutoff extended to 25 September. The Hyatt Regency Indianapolis lists USD 229 a night with a reserve-by date of 18 September.
Engine puts the Indianapolis citywide average at USD 128 a night across 1.2 million public rate observations from May 2024 to April 2026, with October at USD 134. Those are par rates, the cheapest public price at the time of each search.
What the Published Plans Concede
The plan ladder spreads the room nights in both directions. Plan B admits one attendee to Thursday only at USD 417 and USD 534. Plan C admits one to Friday only at the same prices. Plans E and F sell one day of trade show access at USD 66 and USD 98. Plan G sells Friday afternoon, the floor and the MESH social hour at USD 233 and USD 301.
The deadline ladder is explicit. Plan D, dinner only, at USD 251 and USD 326 closes 13 October at 11:59 p.m. EDT. Every other plan closes 14 October at 12:00 p.m. EDT. A cancellation after 25 September returns 50 per cent of the fee, a cancellation after 6 October returns nothing, and a substitution after 6 October carries a USD 25 service charge. Supplier members must exhibit at the trade show to attend at all.
The Expanded Hall and What It Signals
The organiser describes its 2026 floor as a significantly expanded trade show hall with even more exhibitors, and puts more than 200 suppliers on it. The venue’s facility guide reads Hall H at 75,200 square feet with a 35-foot ceiling, 6,992 theatre seats, 4,600 banquet seats and 373 ten-foot booths. The guide’s narrative section puts the same hall at up to 401 ten-foot booths.
Six new Awards of Excellence categories and a new Prodigy Award are the other published growth marks. The organiser publishes no prior-year booth count and no prior-year floor size, so the expansion claim rests on its own statement.
The Shape That Releases Every Room Before the Weekend
The Maintenance Executive Social Hour runs 3:30 to 5:00 p.m. in Rooms 133-136. The awards reception and dinner runs 6:00 to 9:30 p.m. in the Marriott Ballroom, on the second floor of the block hotel. Saturday 17 and Sunday 18 October carry no conference function.
Lucas Oil Stadium lists the Bands of America Super Regionals on 16 and 17 October and the Colts against the Tennessee Titans on 18 October. A Friday release lands inside a stadium weekend, and the block hotel keeps the Friday night and hands Saturday to that demand.
The Compression on the Thursday
The venue’s event feed lists the Best Practices Expo and Conference at 1,200 across 13 to 15 October and the Midwest Multifamily Conference at 950 across 15 and 16 October. The two rows carry 2,150 forecast attendees on the Thursday, which is 30.3 per cent of the venue’s published 7,100 downtown rooms.
The Friday carries the conference alone inside the convention center.
The Test
Treat the Thursday night as base demand and the Friday night as an option. A 950-attendee conference turning two nights is 1,900 room nights, or 26.8 per cent of downtown stock across 40.4 per cent of the skywalk-connected rooms, against the venue’s own counts of 7,100 and 4,700.
Two published deadlines give the test a date. Watch the dinner-only plan and the Friday-only plans. When they pull their share, Friday holds. When the awards dinner is the only Friday function, the block carries one dependable night and sells the second night into a stadium weekend at midweek pricing.
