The Position
InterContinental Indianapolis opened at 17 West Market Street with 170 guest rooms and suites. The IHG release dated 27 February 2025 calls it the destination's first luxury hotel to open in two decades. Keystone Group restored the Illinois Building for a published $120 million, and IBJ records the building at 11 stories.
This piece takes the position that a luxury rate holds at this address. The rate rests on Monument Circle, the rooftop floor and a small event footprint. The 170 rooms are the published scale of the asset, and the rate is carried on that inventory.
The King Room and the Suite Rate
IBJ published the opening rates on 24 February 2025. A king room started at $287, with $273 for IHG One Rewards members. A one-bedroom luxury suite with city views started at $737, with $700 for members. Those are the only rate points on the record.
No source publishes the hotel's occupancy, its average daily rate or its revenue per available room. A corporate rate card and a group rate floor are unpublished. The rate argument therefore runs on the opening points and the address.
The Hotel Outside the Connected Set
Visit Indy counts 12 hotels and 5,200 rooms connected to the Indiana Convention Center, and more than 10,000 rooms within walking distance. The InterContinental sits outside that connected set. Its front door stands 645 metres, or 0.40 miles, from the convention centre on a straight line, measured with local haversine on coordinates from OpenStreetMap's Nominatim for the Illinois Building. Monument Circle stands 126 metres away on the same coordinate set.
The address is walkable to the convention centre. The hotel does not sit inside the skywalk package that carries a convention block.
The Meeting Space a Group Can Buy
The release puts the hotel's meeting and event space at over 5,000 square feet, including a 2,500-square-foot ballroom and an executive boardroom. IBJ described the space in April 2024 as "just enough meeting space for executive events as well as smaller high-end weddings, fundraisers and social events". That footprint sets the group the hotel can host: a board meeting, a wedding, a fundraiser.
The Rooms Still Coming
Visit Indy lists the pipeline as the Westin at Indianapolis International Airport at 253 rooms in 2027, the Kimpton at 167 rooms in 2027, the Ritz-Carlton at 176 rooms in 2028 and a 378-room Renaissance in 2028. The expansion takes the connected package to 13 properties and 5,500 rooms, with the 803-room Signia Hilton Indianapolis opening in December 2026.
The supply arriving behind this opening tests whether the city's luxury demand grows with it.
What Would Settle This Position
A group rate floor, a corporate rate card, monthly rate bands, the hotel's own occupancy and average daily rate, the suite count and the count of rooms facing the Circle are all unpublished. The evidence available is the opening rate points, the 645-metre line to the convention centre, the 126-metre line to the Circle and the published scale of the asset.
The position stands on those figures: a luxury rate carried by the Circle's own draw, on an inventory of 170 rooms, with the 200-seat Astrea rooftop restaurant and cocktail lounge per IBJ, and the city's only Penthouse Suite on a private floor per the release.
