Does a 78 Million Dollar Training Complex Pay Off for Indianapolis Hotels?

Pacers Sports and Entertainment pays 78 million dollars for the Indiana Fever Sports Performance Center at Alabama and Maryland streets. The city contributes the jail site and receives the building at the end of the operating agreement.

The Position

Indianapolis should count the 78 million dollar Fever Sports Performance Center as a win. The win arrives through the ground under it and through the asset the city holds at the end of the deal. No publisher has attached a room-night figure to the building.

The center opens before the 2027 WNBA season. The city's return comes from the ground and the building. The hotel's return depends on who sleeps there.

Whose Money Buys What

Pacers Sports & Entertainment pays the 78 million dollar construction cost, per its own release. An affiliate of PS&E builds the facility on the west half of the former Marion County Jail I site, at the corner of Alabama and Maryland streets. The city of Indianapolis makes an intergovernmental land transfer to the Capital Improvement Board of Marion County. The CIB enters an operating agreement with the PS&E affiliate. The facility passes to the CIB at the conclusion of that operating agreement. The Indiana Pacers and Indianapolis Colts practice facilities also sit on CIB-owned land.

Shiel Sexton leads construction, and Populous is the architect of record.

That structure places the land and the eventual building on the public side. It places the 78 million dollars on the private side.

The Calendar the Building Lives On

The release describes a three-story, 108,000-square-foot complex with two courts, strength and conditioning equipment, a yoga and Pilates area, and a full-service kitchen. Axios reported the groundbreaking on 4 September 2025 at the former jail site. The same report lists a private outdoor courtyard, mental performance spaces, a hair and nail salon, child care resources, and a studio for podcasting and content creation.

Daily use by players, coaches and staff spreads across the calendar year. Those weekdays sit between arena dates.

The record carries no daily staff count, no home-stand schedule, no visiting-team travel volume and no family travel volume for the building. Those four numbers decide whether the calendar argument holds. Ask the Fever front office for each one.

The Risk If the Draw Stays Inside the Team

The risk is a building that draws visitors on game days and stands quiet between them. The published record describes team use.

Two consequences follow. The room-night base narrows toward the WNBA season and the visiting clubs. The Fever and Pacers keep their gameday facilities at Gainbridge Fieldhouse, so the arena retains the event traffic it already holds.

The return on the site then rests on the ground and on the building Indianapolis holds at the end of the operating agreement.

Where the Guest Traffic Sits

Boxcar Development, the Simon family's investment group, broke ground on 7 January 2026 on the redevelopment of the former CSX Building at Pennsylvania and Georgia streets. The project carries the city's first Ritz-Carlton, a 4,000-capacity live music venue operated by Live Nation, and new retail. The venue completes in the fall of 2027 and the hotel opens in early 2028.

The Ritz-Carlton tower runs 15 floors and 176 rooms, with 30 executive suites, two deluxe and hospitality suites, a Ritz-Carlton suite, 11,500 square feet of ballroom and meeting space, a spa, an outdoor terrace, and a third-floor pedestrian bridge to Gainbridge Fieldhouse. Sage Hospitality Group operates it. Live Nation states the venue creates more than 300 full-time jobs starting at $20 an hour.

Those two buildings carry the guest-facing traffic. The training center serves the team.

What Would Settle the Question

Ask Pacers Sports & Entertainment for the operating agreement term and the transfer date. Ask for the daily staff count, the home-stand calendar and a visiting-family travel estimate. Ask the hotels between Alabama Street and the arena for the room nights they booked against the 2025 and 2026 Fever home games. Ask whether the center books outside groups.

Until those answers arrive, the position stands. The city gains the ground and an eventual asset at Alabama and Maryland streets. The hotel case for the building stays open.
