What 121 Keys Replace on Brickell Key

A 326-room island hotel gives way to 121 keys beside 294 residences, against 1,244 queued downtown luxury rooms and 74.2 percent downtown occupancy.

The trade on the record

The Mandarin Oriental on Brickell Key opened in 2000 with 326 hotel rooms. It came down in a controlled implosion on Sunday 12 April 2026. Swire Properties and Mandarin Oriental Hotel Group build two towers on that ground: 294 residences, 121 hotel rooms and 28 branded residences.

An island address that carried 326 keys will carry 121. The same island will carry 294 homes.

The reported record

The south tower rises 66 storeys to 850 feet with 228 residences. The north tower reaches 33 storeys and 426 feet with 66 residences, 121 hotel rooms and 28 branded residences.

Deep soil mixing began by 2 September 2026. The groundbreaking sits in October 2026, the rise in 2027, and completion in 2030. The issued master permit carries $226 million and 1,286,326 square feet.

Water sits visible in three directions from the site. No commercial plan and no parking plan has reached a public board.

The supply the file carries

The Greater Miami Convention and Visitors Bureau pipeline workbook, dated 6 October 2026, lists 49 projects and 9,463 rooms. Nineteen projects are luxury, for 3,729 rooms. Six of those sit under construction, for 1,505 rooms.

Downtown Miami and Downtown South hold five luxury projects under construction at 705 rooms: Vida Edgewater Midtown 121, Baccarat 105, La Musique 100, Waldorf Astoria 205 and Anantara 174. Final planning adds Virgin Hotels at 250 and an unnamed full-service luxury hotel at 289, for 539.

The downtown luxury field reaches 1,244 rooms across seven projects. The 705 under construction amount to 18.9 percent of the 3,729 luxury rooms in the file.

The workbook carries a Year Built column. Vida Edgewater reads 2026 and Anantara reads 2030.

No row names this site

No pipeline row names Mandarin Oriental, Claughton Island Drive or Brickell Key. Two rows carry Brickell in the property name: Treehouse Brickell at 1105-1133 SW 2nd St and Brickell Hotel at 1511 SW 2nd Ave. Both sit on the mainland.

The bureau's inventory file of 13 January 2026 lists 575 hotels and 64,719 rooms. It carries no Claughton Island Drive entry either.

The 326 rooms that closed amount to 0.504 percent of that county total. The removal sits inside the noise of a single year's supply change.

The rate the market carries

Downtown Miami ran 74.2 percent occupancy and $268.85 average rate for the year to September 2026, with revenue per available room at $199.54. September alone came in at 66.3 percent and $182.02.

Miami-Dade ran 72.9 percent for the year at $252.60, with occupancy down 1.6 percent.

No publisher carries a rate for this project. A 2030 revenue plan meets the $268.85 downtown figure.

The argument

The scarcity premium here rests on land that cannot be reproduced. Brickell Key is an artificial island, and the two towers sell water on three sides.

The residence side carries the build. A 66-storey tower with 228 homes sits against a 33-storey tower with 66 homes and the hotel. Hotel keys hold the smaller share of the programme.

The hotel side buys the brand, the amenity deck and the arrival sequence. The record gives it no separate opening month and no operating agreement.

What 2030 has to answer

Three tests settle the reading. The first: 1,244 queued downtown luxury rooms fill at a held rate, and the scarcity premium survives the cycle.

The second: island residences hold their premium through handover, and the residence side carries the hotel through a soft year.

The third: the hotel opens on the residential schedule. The record carries 2030 and no month.
